Key Bridge Marriott Site to Become Multi-Million Dollar Development

A prime piece of real estate, dubbed “Potomac Overlook” by the D.C.-based Quadrangle Development who scooped it up, has unveiled plans for the project. There will be a 1,775-unit residential project, including a 200-room hotel. A public park will also be located on the 5+ acre site.
The site formerly housed the Key Bridge Marriot, which sat untouched for years. In March 2023, the county condemned the property after police removed squatters. As of May 2024, it was declared a public nuisance.
Now, the visible from Georgetown site of the demolished Marriott will include tall, thin towers to maximize Potomac River and Capitol views. Last year, it was assessed at $47.5 million.
Plans also include underground parking so the project can have more open space for amenities like bike and walking paths. It will also connect to trails like the Custis Trail and Gateway Park. There will also be landscaping, public art and plenty of places for seating and taking in the development’s comforts.
Christopher Gladstone, president of Quadrangle, said in a press release:
“This is an exceptional opportunity to activate an incredible property at the center of so much activity in Rosslyn and the entire DMV.”
He also went on to say their design purposefully invites the public to enjoy a unique water view property offering outstanding views.
Quadrangle is working as a development consultant on behalf of Claros Mortgage Trust. Claros holds the defaulted first-lien mortgage on the site. Other members of the development team include: DCS Design and Vika Virginia, a civil engineer. Consultants also include Federal Airways & Airspace and Walsh, Colucci, Lubeley & Walsh.
Quadrangle has filed the zoning application with Arlington County and plans are to move forward ASAP.

Rosslyn continues to evolve so quickly. That area along the Potomac has some of the best views in Northern Virginia, so it’s not surprising developers are focusing on maximizing river and Capitol views with taller towers.
