The Georgetown Waterfront property located at 3401-3403 K St. NW will be turned into a hotel. The site’s proposed designs have shifted, but there are plans to preserve the currently standing two-story building (which houses the Berliner beer hall and a Gopuff delivery service).
An additional three-to-five stories will be added, with approved plans showing around 140 rooms on four floors. No word on how the hotel will handle more car, pedestrian and Uber traffic on Water Street, the other name for K Street west of Wisconsin Avenue.
Back in October 2019, there were plans for the development to become a 54-unit condo complex, an announcement that drove out live music venue Gypsy Sally’s. The condo complex would have added an additional five stories and a parking garage underneath.
Prior to IDI Group’s owning the building, Willco Residential entitled it for the condo complex. IDI then bought the building from Willco. According to UrbanTurf, the hotel will be a CitizenM Hotel. The chain already has a few locations in the D.C. area.
