Real Estate: The Residences at Salamander

Just days ago, Salamander Hotels & Resorts and South Street Partners celebrated the groundbreaking of the “Residences at Salamander,” a luxury development with 49 built-for-sale homes within the Middleburg, Virginia Forbes Five-Star resort.

The Residences at Salamander will be located on the southern perimeter of the resort and will be walkable into the village of Middleburg’s historic downtown area. A target completion date is spring or summer 2023. The design will combine the luxury resort living of The Salamander with the classic, timeless charm of Middleburg. Resort guest experiences will not be interrupted during construction.

“An integral part of my vision for Salamander was to create a residential community that connects the vibrancy of the resort with Middleburg’s beauty,” said Founder and CEO of Salamander Hotels & Resorts Sheila Johnson, who is also the resort’s owner.

Homes will be from 3,500 to 5,500 square-feet in a farmhouse style. Expect high ceilings, large windows and more. There will also be lots of outdoor living space to enjoy the beautiful spring, summers and falls of Middleburg. Homes are offered in two neighborhoods — The Vineyards and The Stables, with prices beginning at $2.7 million and $3.65 million, respectively.

Those who move into the residences will be able to enjoy plenty of amenities, including a complimentary one-year membership at Creighton Farms Golf Club and RdV Vineyards.

Within one hour’s drive, the resort (and soon residences) are surrounded by horse farms and 50 wineries, hiking and biking trails and more.

“For generations, families have been drawn to Middleburg’s mystique and its renowned equestrian and wine country lifestyle,” said Chris Randolph, partner at South Street. “We are excited to partner with Sheila on this long-awaited offering in this area.”

South Street Partners is the biggest owner of private club residential and resort communities in the Southeast, including Kiawah Island Club and Kiawah Island Real Estate, Palmetto Bluff, The Cliffs and now the Residences at Salamander.
